  • The South Carolina Residential Building license covers the construction, repair, improvement, or reimprovement of a residential building or structure which is not over three floors in height and which does not have more than sixteen units in any single apartment building.


  • All Residential Licenses require passing and exam and include Building, Plumbing, Electrical & HVAC.

 

The South Carolina Residential licensing board permits Residential contractors to do the Electrical, HVAC or Plumbing work on a Residential Building: unless the city or county has a WRITTEN ordinance that states otherwise.  It MUST be in writing.

Please note that the South Carolina Business and Law exam as well as the South Carolina Residential Building exam is required to be passed to obtain your contractors license.
 
  • All applicants must submit a credit report with their application. After passing the exams, Residential Contractors are required to obtain a Surety Bond of at least $15,000.
     
  • Experience required: Contractor must show one year of experience under the supervision of a licensed residential builder or other appropriately licensed individual in the desired classification.
  • Pre-Approval for testing is required.

    • The first step in the licensing process is to gain pre-approval by submitting an application to the Residential Contractors Licensing Board documenting your experience and financial information.
    • Once approved, you may take the necessary exams.
    • To apply, contact the South Carolina Residential Builders Commission at (803) 896-4696.
    • An application fee of $100 must be sent with the application when seeking pre-approval.
    • Licenses renew July 1 of each even numbered year.  The licensing fee for the Residential Builder is $80 for 12 months or less and $160 for 12 months or more. The licensing fee is due after passing the exam.

    South Carolina currently has a reciprocity agreement with North Carolina, Utah, Alabama and the South Carolina General Contractors Board for this license.

    There are currently no continuing education requirements for this license.

    • The South Carolina Residential Building exam is administered by PSI.
    • The fee for the exam is $75 and in order to pass you must answer 77 correctly.
    • The Residential Building exam is an open-book exam with 110 questions to complete in 6 hours.
    • The trade exam may only be taken three (3) times in a 12-month period.

      Topics on the exam include sitework and foundations; concrete; concrete-reinforcement; masonry; carpentry; associated trades and drywall; roofing; estimating-plan reading.

    • Pre-Approval from the Licensing Board is required.
    • The Residential Business and Law exam is also required.
